If you have ever watched water come in around a chimney during a rainstorm, or seen a stain on a ceiling that seemed to come from nowhere, the problem was almost certainly flashing. Flashing is the most overlooked part of a roof, and it is the part that fails first. Here is what it does, where it lives, and how to tell when it has stopped doing its job.
What Is Roof Flashing?
Flashing is the thin sheet metal (or, in some cases, rubber or membrane) installed at every joint and penetration on a roof. Its job is simple: shed water away from places where two surfaces meet, where something pokes through the roof, or where the roof edge ends. Anywhere shingles alone cannot keep water out, flashing takes over.
The most common flashing material on North Idaho homes is galvanized steel or aluminum. Higher-end installs use copper, which lasts longer and handles our snow loads well. Older homes in our area sometimes have tar or roof cement "flashing" instead of metal — that is a patch, not flashing, and it almost always fails within a few years.
Where Flashing Lives on Your Roof
A typical North Idaho roof has flashing in at least seven places. Most homeowners have never seen most of them. The diagram below shows where each one sits.

1 · Chimney Flashing
A chimney is the most common leak source on any roof. Proper chimney flashing has three parts: base flashing at the bottom of the chimney, step flashing running up both sides like a staircase, and counterflashing embedded in the mortar joints to cover the top edge of the step flashing. If you see tar smeared around a chimney, the original flashing has failed and someone patched it. That patch will not last.
2 · Vent Pipe Boot (Plumbing Vent)
Every plumbing vent in your roof is sealed with a rubber boot that fits over the pipe. The rubber is what fails — North Idaho's UV and freeze-thaw cycling dries and cracks it, and a cracked boot lets water run right down the pipe into your attic. Ten years is a typical service life for a rubber boot; the rest of your roof can easily outlast it.
3 · Step Flashing
Where a roof slope meets a vertical wall — a chimney, a dormer, a second-story wall — small L-shaped pieces of metal are woven into each course of shingles. That is step flashing. Each piece overlaps the one below it so water sheds down the wall instead of behind it. Step flashing must be replaced shingle by shingle, which is why shortcuts (like smearing tar) are so common and so temporary.
4 · Skylight Flashing
Modern skylights come with their own flashing kits that integrate with the surrounding shingles. Older skylights were often sealed with tar and sheet metal that breaks down. If you see water staining the drywall around a skylight, the flashing kit is the first place we look.
5 · Drip Edge and Kickout Flashing
Drip edge is the metal strip along the bottom edge of the roof that guides water off the roof and into the gutter. Kickout flashing is a small angled piece at the bottom of a wall-to-roof joint that diverts water away from the wall and into the gutter. Missing kickout flashing is one of the most common causes of rotted siding and wet walls we see in North Idaho.
6 · Valley Flashing
Where two roof slopes meet in a V — a valley — water concentrates and flows fast. A valley liner (typically metal or ice-and-water shield membrane) sits under the shingles to handle that flow. Open valleys show the metal; closed valleys are shingled over the metal. Both work if installed right; both fail badly if not.
7 · Wall-to-Roof Counterflashing
On homes with second-story walls that meet a lower roof, a second layer of flashing (counterflashing) is let into the wall cladding and folded down over the step flashing. The building code requires flashing at every wall-to-roof intersection — that is not optional.
Why Flashing Fails Faster in North Idaho
Flashing fails everywhere eventually. It fails faster here for five reasons:
- Freeze-thaw cycling. Water gets behind a flashing seam, freezes, expands, pries the seam open a little more. Repeats fifty times a winter. By spring, what was a hairline gap is a quarter-inch gap.
- Snow load. Heavy wet snow pushes against chimney and wall flashing all winter. The weight shifts the metal a fraction of an inch each year, and seals that relied on compression no longer compress.
- Ice dam backup. When an ice dam forms at the eave, water pools behind it and works its way up under the lowest courses of shingles — including any flashing that meets the eave. Our ice dam guide covers the attic side of this; flashing is the roof side of the same problem.
- UV and temperature swings. Rubber boots and sealants break down faster at our elevation, where UV is stronger than at lower elevations and summer-to-winter swings exceed 100°F.
- Age. Galvanized steel flashing has a 20- to 30-year service life in this climate. Aluminum lasts longer, copper longer still. If your roof is original from the 1990s and has never had its flashing replaced, the flashing is almost certainly overdue.
What You Can Check from the Ground
You can do real diagnostic work without climbing a ladder. Use binoculars from the yard or sidewalk. If you find three or more of the following, it is worth scheduling an inspection before the snow.
- Tar or roof cement around the chimney. A patch is a sign the original flashing failed. Patches fail again, usually faster.
- Visible rust streaks on chimney or wall flashing. Rust means the protective coating has worn through. Once rust is visible, water is getting in.
- Flashing that has pulled away from the chimney or wall. Even a small gap is enough to let wind-driven rain in.
- Stained or missing shingles directly below any penetration. The vent pipe boots, in particular, are easy to spot from the ground — look for the small dark cylinder poking through the roof.
- Siding or trim rot directly below a roof-to-wall joint. Almost always a missing or failed kickout flashing.
- Water stains on interior ceilings or walls, especially near a chimney or bathroom. The ceiling shows the symptom — the flashing is the cause.
Do not get on your roof to check flashing. Flashing inspections involve walking the roof, working around penetrations, and pulling shingles loose. Falls from roofs are the kind of injury that ends hobbies permanently. Anything involving flashing work is a call, not a homeowner project.
When Flashing Repair Stops Being a Homeowner Job
Be honest with yourself. The line between a homeowner project and a contractor job is clear here:
- Homeowner-level: Visual inspection from the ground. Looking for interior water stains. Photographing what you find.
- Call-a-roofer level: Anything that involves getting on the roof. Replacing a vent pipe boot. Re-seating a single piece of step flashing. Diagnosing an active leak.
- Replacement-level: Chimney reflashing, full valley relining, kickout flashing added where none exists. These are jobs where the cost is in the labor and the warranty — not a place to bargain-hunt.
What Flashing Work Costs in North Idaho
A few practical ranges. Your number depends on the size of the area, the material, and how accessible it is. We will not give you a quote without seeing the roof.
- Single vent pipe boot replacement: typically a small service call, often bundled into a roof tune-up.
- Chimney reflashing (base, steps, and counterflashing): a moderate repair, often quoted as part of a broader roof repair.
- Full valley reline or kickout addition: usually happens during a reroof; quoted within the larger project.
- Full flashing replacement on a reroof: standard practice for us — every penetration and joint gets new flashing as part of the tear-off. This is included in any roof replacement we do, not an add-on.
If a contractor quotes a reroof that does not include new flashing at every penetration, ask why. That is not an upgrade — that is the correct way to do the job.
Where Flashing Connects to the Rest of Your Roof
Flashing is not a stand-alone system. It is part of the roof system, and it interacts with the parts around it. A few connections worth understanding:
- Gutters. Drip edge and kickout flashing direct water into the gutter. If your gutter is sagging or pulling away, the flashing at the eave is doing extra work. Our gutter installation page covers how the two work together.
- Ice dams. Ice dams and flashing failures feed each other. An ice dam pushes water up under the lowest flashing; failed flashing lets the same water further into the roof. Our ice dam guide covers the attic and insulation side.
- Ventilation. Adequate attic ventilation keeps the roof deck cold, which reduces the freeze-thaw stress on every piece of metal on the roof. Ventilation is the upstream fix for a lot of flashing wear.
- Repair vs. replacement. Localized flashing repair makes sense when the rest of the roof has years left in it. If the roof is at the end of its life, replacing flashing piecemeal is throwing good money after bad — full roof replacement is the right call. The Bottom Line
Flashing is small, thin, and easy to forget — until it leaks. In North Idaho's freeze-thaw climate, flashing is the part of your roof that ages fastest and protects the part of your home that costs the most to fix (interior ceilings, walls, and insulation).
